The Spec Suite Method

01 / Identity

Select which spaces to focus on in your building. We can work with spaces that have been vacant for a long time, spaces irregular in shape, spaces where the previous use is redundant (like retail). 

02 / Engage

Our formal engagement begins. Select which of our two solutions best suits your building asset plan and the available working capital.

03 / Feasibility

We will identify your target customer based on our market research of sectors which have the greatest pull of potential occupiers and will therefore generate more leads. Our in-house architect will design and cost a Cucumber Office from our range that best suits the sector with the greatest market depth. You will have all the data you need to create your business case for internal approval. Our team will be available to answer any queries you have to support your business case.  

04 / Construct

Once your business case has been approved you enter into a contract with our sister company Agero who will build the Cucumber Office.

05 / Market

Whilst the office is being built we commence the execution of the marketing strategy. We will be talking to potential occupiers from day 1. This will reduce your potential downtime as you don’t have to wait until the works are complete to start your marketing.

06 / Lease or Sell

We engage with the leads generated and nurture them to a place where they’re ready to lease or buy the property.  Finally, we assist you and your legal team through to execution of the lease or contract of sale between you and the occupier.

The Project Marketing Method

01 / Identity

02 / Engage

03 / Feasibility

Our inhouse architect will design and cost the Cucumber Offices from our range for your space. We will provide you with 6 different design styles that the tenant can select from and customise. This method allows the potential occupier to design and customise their own Cucumber Office from our full range. We will then identify your target customers based on our market research of sectors which have the greatest pull of potential occupiers to build the marketing strategy.

04 / Market

We commence the execution of the marketing strategy to bring in as many leads as possible and nurture the genuinely interested parties.

05 / Lease or Sell

We engage and nurture the leads generated and when they are ready to lease or buy we facilitate the formalisation of two legally binding agreements. The first is an agreement for lease or contract of sale between the landlord and the occupier. The second is a construction contract between the landlord and our sister company Agero to build the Cucumber Office.

06 / Construct

Agero builds the Cucumber Office in accordance with the scope, budget and program agreed in the construction contract.

07 / Delivery

Once the office has been built and all other obligations between the parties have been met, the agreement for lease or contract of sale is unconditional. The occupier then moves in.
